Property Development Consulting

As Property Development Consultants we are able to offer assistance with virtually every stage of the project development process therein offering a virtually one stop shop solution. This is in itself rather unique as there are a variety of specialist services that are usually engaged including surveyors, planners, engineers, architects, arborists, project managers and various construction trades during the course of a development. However attempting to identify and engage the services of each of those individual specialists on a standalone basis can often prove to be a lengthy and frustrating process that can cause needless delays.
 
Our consulting services offer you the opportunity to enagage all of those individual services at the one time and have the entire process managed and co-ordinated by the one entity. This enables those of our clients that are not involved in the Property Development business on a full time basis to minimize the time needed to identify, establish, maintain and manage the project development process in a more timely and cost effective manner.
 

For those of our clients that already own the development site, our services offer the added benefit of being able to work with to identify the best use and development consent for the site. This is particularly important because with most individual services offered by specialist surveyors, planners, engineers, architects, arborists their businesses exist to supply what is requested by the client.

However the client is usually expected to have developed their own development concept and those consultants will then simply supply the service to the clients specifications, but unless the original project concept is correct, the client cannot be certain that the value of the site is being maximised.

 

Concept Development

Irrespective of whether a project involves a single residential site subdivision, the subdivision of a green field acreage site, the development of a commercial project or the redevelopment and refurbishment of an existing building, establishing the correct development concept can mean the difference between profit and loss.
 
The success or failure of the development is often determined at the point of sale or tenancy. The degree of success or failure is also determined at the same point in time. However the time to ensure the success of the project and it’s degree of profitability is at the start of the project and the secret lies in establishing the most appropriate concept for the site.
 

Flair and creativity, property development expertise and an understanding of the market are essential prerequisites in ensuring that the concept maximise the value of the development site.

We know from our own developments that the single most important investment of our time, resources and funds is made in the development of the project concept.

 

Site Amalgamation

Whether you are looking to develop a particular project in a specific location where the single site is not available, or you are seeking to maximize the value of the site you own, but are constrained by access problems, the shape of the site, size of the site or a myriad of other physical factors that would be overcome by the acquisition of adjoining or adjoining properties, we are able to assist.
 
Our own experiences in property development particularly overseas have shown us time and time again that site amalgamation and site acquisition is a specialist activity and is best left to those with a specific expertise. It is certainly not suited to the average Real Estate Agent whose expertise is very limited, whose interest is limited to simply the purchase sale transaction being completed.
 
A thorough knowledge of the proposed project and the physical requirements of the proposed development site, an understanding of the financial fundamentals, the ability to formulate and carry out an a planned acquisition strategy, a working understanding of the various acquisition tools (e.g. purchase options), and an absolute need for professionalism and discretion are the essential ingredients for success in any site amalgamation.
 

Site Identification

It is well known in the property business, that location is everything. However finding the right site for a development is usually a very time consuming process. Often property investors and property developers rely on what is available for sale when seeking new development opportunities. But this usually places the prospective purchaser at the mercy of the market and means having to deal with Real Estate agents whose main priority is to complete the sale at the best possible price.
 

Usually these individuals have little or no knowledge of what the developer needs or their site criteria. Inevitably this leads to a lengthy process of sorting the wheat from the chaff. And this is a process that some of our clients recognise that it is much more cost effective for them to retain our services to do that work on their behalf.

On the other hand, development sites can often be created, hence the reason that site amalgamation remains one of the fields in which are consistently interested.

 
Using a variety of tools that we have at our disposal, we are able to pinpoint specific areas and quickly identify the location of properties offering development potential. By then making discreet enquiries direct to the owner we are able to establish whether or not there is the potential to take a closer look at those opportunities. In such situations a development site encompassing several adjacent properties can be identified even though none of those properties were originally available for sale.
 

Resource Consent Applications and Management

For those in the property development industry Resource Consent applications and the Resource Consent procedure are an inevitable part of life, but they remain a source of stress and discomfort. The procedure can be a lengthy one and can quickly become expensive if mismanaged, or not co-ordinated properly.

Resource Consent applications always require the imput of specialised consultants including surveyors, planners, engineers, arborists and even architects in a number of situations. Without fail it simplifies the process to have all those various consultants managed through a

single entity if for no other reason that finding all of those various consultants, engaging them separately and then getting them to liaise effectively with each other can be a nightmare.

It is for this reason that clients choose to engage our services to implement and manage the entire procedure, thereby saving themselves considerable time and often cost.

Project Management & Construction Management

As a result of the very buoyant property market in recent years, we have seen an increasing number of companies and individuals wanting to invest in the property market in New Zealand.

A significant demand has come from international investors as well as domestic, and much of that interest has centered on the investment opportunities and financial returns offered by property development, which of course often includes a construction component.

However for many of those companies and individuals, property development is not their core business and therefore overall management of the development project is a prerequisite that must be outsourced.

Residential Project Marketing

The marketing of new multi-unit residential developments is a specialist field, particularly where there is a requirement to market the development “off the plan”. Yet in New Zealand this is a field of specialisation that is poorly catered for.

Residential property developers in New Zealand are currently forced to either attempt to use ordinary Real Estate Agents, or alternatively to establish their own in-house marketing team neither of which are truly successful alternatives. Real Estate Agents seldom have the specialist marketing knowledge and expertise required and the developer’s stock must compete with other stock that the Agent has for sale. Alternatively for the developer to set up their own marketing operation only serves to distract them from focusing on their core business.

For any residential project marketing team to be successful they need to be focused exclusively on the marketing of that particular development. They must also be provided with the necessary tools, and be trained in the effective use of those tools, to enable them to focus on marketing a project that in many cases is not completed, and unable to provide prospective purchasers with a “touch” and “feel” of what they are buying.

If you as the developer are producing a volume of quality residential homes or units, you will be placing a high priority on minimizing your risk and maximizing your return by ensuring that your “products” are taken to the market in a professional and focused manner using the strategy, tools and management infrastructure that will achieve the optimum level of sales at the earliest possible time.
