Joint Ventures create opportunities, and whereas many view joint ventures as being more of a financial necessity, we believe they offer the opportunity to harness individual expertise, skills and resources to enhance a project and further increase it’s potential, and possibly others in the future. |

It is for this reason that we are always interested to hear from property owners, property investors and property developers and to discuss their requirements with them. We are always open to joint venture suggestions, and even if we are unable to take an equity position ourselves, we may be able to introduce a party that will. Incidentally, it would be remiss not to mention that the Japanese have been some of the most astute Joint Venture partners we have seen over the last 25 years. Whereas the majority of property developers target their home market, the Japanese recognized many years ago that they were providing increasing number of tourists and immigrants for other countries, and we watched them in the 1980’s in Hawaii and In Australia take advantage of tapping into development opportunities by entering into joint ventures with local partners in those markets. |

The increasing number of tourists and immigrants in recent years to New Zealand from the UK, Japan, the United States, Europe and many other countries, means that similar opportunities exist hear in New Zealand. Yet few developers in New Zealand appear to have not identified that opportunity, failing to realize that by engaging a foreign joint venture partner, they are missing out on an opportunity to provide property for a market that their partner could deliver to them.
